I would like to clean my room. Is there any common cleaning equipment?
There is a vacuum cleaner in every laundry room. If you live in Karankokatu, a bucket and a mop are placed next to the vacuum cleaner.

Where and how can I wash my clothes?
You can do your laundry for free in laundry room, which is located in common facilities of the property. There are also an iron and iron board for common use in laundry room. You must book a washing time beforehand and do your laundry in given time. This is very important, because somebody else may have a tight schedule and one may be not so pleased to see your clothes still in the machine in the beginning of ones turn. Finns are pretty precise when it comes to times and rules.

I would like to go to the sauna. What to do?
All our residents have got a chance to go to the sauna at least two times in week. You can find turns from the notice board. Finns do not use swimming suits in the sauna, but they will not mind if you do. There are no mixed sauna turns. Once again we obey quite strictly given rules and instructions and we expect to others to do the same. So, please check the times before you enter sauna facilities.

I forgot the key inside my flat. What to do?
You should contact the house elder, who has a master key. You have to pay for him/her 5 € daytime (excluding weekends) and 10 € at other times. In case you cannot make a contact to the house elder, you should contact maintenance company Huoltomestarit 010 835 7700 (in city centre area) or ISS 020 514 2100 (in Kourula-Sammonlahti-Skinnarila area). These numbers can also be found from the notice board of your house. They will charge you their list price.

There is no electricity in my room, but elsewhere (kitchen, WC, etc.) no problem occurs with it. What to do?
The problem may be all about fuses. You should change the broken fuse and it would solve the problem. If this does not help, please contact LOAS.

The lamp is broken in my apartment. What to do?
Light bulbs, fuses and fluorescent lamps are items which the tenants obtain themselves.

The washing machine is out of order / does not work properly. What to do?
Please pay special attention to the instructions, which are given about the use of washing machines. You can find this information from laundry room. For example some washing programs do not spin at all and your laundry may be left wet. All needed power switches should be turned on. If you cannot solve the problem, inform the house elder or compose a fault report via intra.LOAS -service.

Where can I get woods for the grill / fire place?
The grills are not meant to last very high temperatures. LOAS do not deliver any woods for grills. It is recommended to use coal in grills. Coal can be bought in well-equipped gas stations or stores.

I need a maintenance man to sort out the problem in my flat. How can I make a contact to LOAS?
Primarily you should use intra.LOAS -service (link in www.loas.fi). You can compose a fault report there. If you have any questions about living in LOAS-apartments, feel free to contact us via email. (asuntotoimisto@loas.fi) The house elder is also there for you and you can always consider him/her as a source of information. You can find the contact information from the board of notices or using intra.LOAS -service.

There was an unknown man in my flat and he came in using the key. Why?
If you do a fault report, a maintenance man of LOAS will come to repair the fault or defect. He is going to ring your doorbell and if nobody comes to open the door, he will use the master key. When he enters apartment, he should let everybody know who is coming in. Our maintenance men work weekly between 8am and 4pm excluding weekends and public holidays. Remember that your roommate may have ordered the maintenance man and the maintenance man checks your room when locating faults. The maintenance man of LOAS should leave a message about the visit. The incoming man can also be from our co-operational companies in case the fault requires special know-how. Sometimes LOAS or co-operational company has to maintain all apartments of the property. In this case all residents will be informed beforehand. Golden rule: You have to open the door only to police and fire brigade. All other people have a master key, if they are authorised to enter your flat.

How can I get an internet connection?
In most of the places you can use LOAS-Lnet, which requires only the use of RJ-45 cable. You need to sign in to the net, the user-id and password are mentioned in your tenancy agreement. In Ruskonlahdenkatu 13-15, for example, is Sonera Extra Internet connection. It requires a use of a modem, which is in your room already. You should also sign a contract, "Sonera Palvelusopimus", and return it to LOAS office to make the internet work properly.

My relative/friend is coming to visit me in Lappeenranta. Is it OK, if (s)he stays at the apartment for a few days?
You may accommodate visitors temporary, but discuss with your roommates about practical details.

The period of tenancy began 1st August, but I moved in 7th August. Do I have to pay the rent for those days, when I didn't live in the apartment?
Yes.

I am going to terminate my tenancy agreement earlier than the fixed time ends. What to do?
Please come to visit Housing Office and fill termination of the tenancy. The termination time is one month. For example if you want to move out 1 st of May, you must make termination during March, at the latest 31 st of March.

If I want to stay few days more?
It depends on if it's possible to prolong your tenancy agreement. If we can prolong it, the agreement will be for one week at least. You must give the notice one month before at the latest. For example your agreements ends 30 th of April and you want to stay few days more, you must inform Loas during March.

Where can I pay the rent?
LOAS recommends to pay the rent to bank account with reference number.

I haven't received money to my Finnish account and I cannot pay the rent on time. What to do?
Please come to visit Housing Office and we can try to find suitable arrangements for you.

I am going to have a party at my apartment and it may last longer than 11pm. What to do?
By the rules of LOAS there is a silence between 11pm and 6am. LOAS rents inexpensive club rooms (with saunas) for residents. All common rules and instructions apply for these facilities, too. Occasionally LOAS has had to put restrictions for renting these facilities because of misconduct.

I had an excellent party, but somebody hit a hole to the door / broke something. What to do?
The tenant is responsible for any actions of guests. Please take contact to Housing Office and LOAS will repair the damage and send you the bill. These things happen and it is not the end of the world, if the matter is brought to LOAS as soon as possible.

I am going to move out. What to do?
You must return your keys to Housing Office and clean properly your apartment. We have to send you a cleaning bill, if your apartment is not cleaned satisfactorily. If tenant fails any obligation to LOAS, there will be consequences with your home university.
